The information and documents we provide for you are electronic copies of authentic documents held by the Land Registries of England and Wales and Scotland or their agents. We do not take responsibility for errors made by the various Land Registries. The information we provide is as provided by them. Neither we nor any third party shall be liable to you or to any third party for any loss or damage, direct, indirect, implied or consequential arising from any inaccuracy or incompleteness, or in delays in the delivery of the said information supplied via this web site.   • to establish if the property is registered
  • to establish what documents are available from the land registry
  • to obtain copies of the agreed documents on your behalf

 

You are paying for our time to carry out the search and any costs incurred in the process. If after performing standard searches and an Index Map search and we find that the property is not registered, or there are no documents held at the Land Registry, you will not be entitled to a full refund.

You agree that you will not cancel any credit card payment made by you.

We upload your documents to our website where you can access them and also send a direct download link by email.

Provided Documents

We provide the official copies of the HM Land Registry documents electronically or by hard copy. Documents obtained from Registers of Scotland and Land Registry of Northern Ireland are electronic viewing copies which do not have any evidential status. When required official hard copies can be obtained from the Registers of Scotland or Land Registry of Northern Ireland for an additional fee.

Deliveries

Documents are delivered at our clients request by either email or post. We return email documents within 24 hours to the specified email address subject to normal working hours. Land Registers are not accessible during weekends and bank holidays. Please allow up to ten days for postal deliveries. Occasionally this may have to be stretched to cover for sickness and holidays but we will never be more than a few days late.

Refunds

You will be entitled to a refund within 7 days of purchase in the event that we have not dispatched your order to the relevant government department. This complies with The Distance Selling Directive.

If the order has been dispatched, we are unable to provide a refund to you unless the order has not been processed by us or the relevant government department has not received or processed our order on your behalf.

Cancellation

You will be entitled to a refund within 7 days of purchase in the event that we have not dispatched your order to the relevant government department. In case the property is not registered you are not entitled to full refund.
